 Inpro plans to add 1,375 apartments to its offer in 2022 if demand does not declineWarsaw, April 29, 2022 (ISBnews) – Inpro Group plans to introduce 1,375 new apartments and houses to its offer in 2022, provided that the negative impact of the pandemic and the war in Ukraine on the possibility of doing business will not intensify, which will reduce the demand from customers, said President Krzysztof Maraszek. “Analyzing the current situation, we know that 2022 will be full of challenges. Inflation and interest rates are rising, the costs of implementing development investments are rising, and the situation in Ukraine has a direct impact on the Polish and European economy. The slowdown in sales in the housing market is already taking place, the question is how long will it last? It is difficult to predict the long-term effects of the war at the moment. We have a land bank that allows us to introduce over 1,300 new apartments for sale in 2022. However, our actions in this direction will certainly allow for maximum flexibility and responsibility, ”said Maraszek, quoted in the press release. Inpro’s offer will be extended to the following projects: Osiedle Koncept stage II in Gdańsk (176 units), Apartments in Mikołajki (105 units), Osiedle PROLOG stage I in Olsztyn (70 units) and stage II (124 units), Osiedle FORMA stage I in Elbląg (68 units), Osiedle Optima stage VII (138 units), Osiedle City Park II in Gdańsk (208 units), Osiedle Rumia Centralna stage I (96 units). Domesta, on the other hand, is planning to introduce to its offer: Urzeka Housing Estate in Gdańsk, buildings No. 1 and 2 (110 units) and No. 3 (40 units), Osiedle Kampinoska in Gdańsk, buildings 1, 2, 3 (48 units) and 4, 5, 6, 7 (40 premises), Osiedle Starogardzka in Gdańsk, buildings no. 3 and 4 (124 premises) and Osiedle Leszczynowy Park in Gdańsk, building no. 4 (28 premises), have been replaced. In 2021, the group sold a total of 728 apartments and houses net (as defined in preliminary net sales contracts). This result is 15% higher than the results for 2020, when 635 net contracts were signed. The Group has completed work on 7 development projects involving a total of 694 completed units. 720 apartments were handed over to customers, which is 17% less than in 2020. At the end of 2021, Inpro SA and Domesta Sp. z o. o. implemented 13 investments, covering a total of about 1,400 premises, we read in the summary of last year. Last year, the Inpro Group generated consolidated sales revenues of PLN 321.4 million, which is a 16% decrease compared to the previous year. Net profitability was close to 15%, compared to 18% a year earlier. The net profit for 2021 decreased yoy. by 31% to the level of PLN 46.9 million. “The group’s financial results for 2021 are lower than last year’s, among others due to the number and type of projects completed in the financial year (fewer premises delivered, less favorable investment location, increased costs of materials and labor) and due to the postponement of commissioning for the Azymut estate in Gdynia from 2019 to 2020. Decrease in revenues from development activities was accompanied by an increase in revenues from hotel activities due to the lifting of covid restrictions. The Group’s turnover was also positively influenced by the increased production of prefabricated elements thanks to the increase in foreign demand, ”we read in the commentary. Last year, Inpro SA and Domesta Sp. z o. o. put up for sale a total of 745 premises in Gdańsk and its vicinity in the following projects: Optima stage V and VI, Brawo 2, Ostoja stage II, Concept stage I, RYTM, buildings No. 1, 2, 3 in the Leszczynowy Park estate and a building in the estate On your own. With further projects in mind, the land bank of both companies was expanded, which increased in 2021 by 86 thousand. m2 of land, enabling the construction of over 1,500 apartments. “The financial results achieved by our capital group in 2021 reflect the situation on the entire property development market. We did not manage to achieve such high revenues as in 2020, but thanks to our hard work and experience, we strengthened our position. The Group’s development segment recorded the expected level of apartment sales and the level of the number of apartments handed over to clients. Fortunately, the demand for hotel services in the summer was significant and the financial situation of this industry improved, ”concluded Maraszek.
